Comprehensive Lettings and Renewals

Reletting incurs a £150 letting fee payable when re-letting the property and payable only once within the 12 months of our management term.

We ensure that we accommodate the right tenant by advertising the property on Rightmove and all major property portals, filtering through enquiries to arrange accompanied viewings, undergoing the tenancy referencing checks and references very carefully, creating a tenancy agreement, and arranging key-handover.

Rent Collection

We will remind your tenants of rent due and ensure that rent is collected; all accounts are checked monthly providing you with monthly rent statements.

We will arrange for your rent to be transferred to your account within 2 working days of receiving it.

Property Maintenance

We employ professional maintenance people to care for all properties under our supervision and paying attention to the Cost to Benefit Ratio and practicing regular inspections to prevent rather than fix problems.

Personal Account Manager

We will dedicate one member of staff to monitor the properties, who is accessible 6 days a week. 

Deposit Protection

We will collect deposits and keep them safe in a government-approved deposit protection scheme.

Routine Inspections

Routine inspection to make sure your property is being looked after. 

Legal Compliance

Our advanced compliance software makes sure that your tenancy and property are kept compliant and up to date with the sector’s many laws and regulations.

Evictions

No additional charges for regular evictions, however additional legal fees, court charges and expenses will apply.

Inventory Check in/out

Check in Inventory with photographic evidence and details of any defaults (if any), signed by the tenant once moved in, meter reading taken, and local authorities informed. Check out inspection with photographic evidence of any damages beyond wear and tear, photographic record of meter readings. and dealing with the deposit scheme dispute services on your behalf in case the tenant disagrees with deposit deductions if any.
